Dear & I appreciate that you have recognized what an amazing place Western Sky Ranch is and that you are working the subdivision with your clients. Since you mentioned to Danny that your current Buyers are looking for something very private, I wanted to alert you to lot 1. This is the most private of all the lots. It faces south, so has excellent sun exposure as well as good views of Baldy Mountain. It does have some secondary views of the ski area. If your clients wanted even more privacy, it would be possible for us to move the envelope back east along the road.
The long driveway with a gated entry separates it from the rest of Western Sky Ranch giving it an amazingly private, exclusive feel. Lots 1 and 2 sit on the very top of Gibson Hill.
Lots 1 & 2 are currently being marketed together as they would make for an extraordinary compound. The asking price for both lots is $3,095,000. However, the lots can be sold separately. Since lot 2 has the choice ski area views, Danny would consider discounting the price of lot 1 substantially to fit within your client’s budget. He would entertain an offer.

• Location/Maximum Occupancy - In this section, it states that "The Guest agrees to pay $100 per night for each additional occupant." I am not sure that I understand this but I hope it does not mean if one of our children or one of our friends come to visit us for a week and, say there were three of them, we would have to pay and additional $300 per night as the above bolded statement seems to imply. This would obviously be a deal killer for us. It could even mean if you have 2 occupants instead of one, you would be paying an additional $3,000 per month. Bottom line, this clause is very unclear as to how to intrepret and clarification is needed.
• Cancellation and Refunds - Again, in this section, it is unclear as to what happens (we have no intent of changing our minds, but many things could happen such as illness in the next few months) if you cancel prior to the 45 days prior to arrival. I would assume we would then get our entire refund back, including any deposit. We just want clarity on this issue. Again, we have never cancelled any reservation we have made in past years and have no intent of doing so here.
• Security Deposit - Is the Security Deposit of $200 returned at the end of the rental? If not, I do not understand why the rent is just not listed as $3,200 dollars rather than the $3,000 you quote. Not a big deal, but, again, somewhat confusing.
Once we receive satisfactory answers to the above questions today, we will proceed with executing the Rental Agreement.
